Richland Ranch House Bath
A 1940s ranch bath was fully rebuilt with complete plumbing replacement and a personalized design-led finish package.

The Space Before
In a 1940's vintage Richland ranch house, the existing bath had been remodeled at least once or twice. The last remodel was done in the early 80's. What hadn't changed was the original WW2 era plumbing infrastructure. There were constant problems with roots getting into the plumbing, slow drains, and calls to the rooter. Part of this project was the complete replacement of all of the rough plumbing
During Construction
The bath originally was on the outside wall of the house and had a window. The house had since been added on to and the window covered over. The original insulation was still in place. Because there was now living space on the other sides, we left some of the insulation for sound mitigation. The cast iron drain system was quite deep in the ground and corrosion had taken it's toll. Much of the cast iron crumbed as it was removed. The surrounding soil was literally the only thing holding it together in some places.
